Avoid these Emotional Mistakes When Selling a House

Selling a home is a complicated process that takes time. Mistakes When Selling a House can happen. Even though it is a long process, it is very common for sellers to make emotional selling mistakes. You should not worry, there are ways to prevent these types of errors. One of the tips is to swallow your pride, this way you can act in your best interest to get the best deal possible. Keep your emotions at a distance and try to view your house as a financial asset not as your home. Below you will find five emotional mistakes the home buyers often make and here is how you can avoid them:

  1. Hire an inexperienced real estate agent. When you are in a booming market, the homes will sell regardless of how your real estate agent works. The trick is to choose someone with experience and knowledge, not someone you liked by the personality. The real estate agent should be someone who has experience on selling homes in your near location, in order to know the tactics and tricks on your area. For example, in some areas, the open houses work wonderful and helps you land potential buyers and in some you’d be wasting your time.[su_divider divider_color=”#ffffff”]
  2. Asking price too high. This is a very common mistake, people think they know how much their home is worth and end up asking too much. Seller must net an amount from the sale so that they can pay off the mortgage. Even though you might think your home is worth more, the real price is what the buyers are willing to pay for your home. The amount they are willing to pay will be very similar to what the other homes in the neighborhood are selling for. You should do a very good research on your area and listen to your real estate advise.[su_divider divider_color=”#ffffff”]
  3. Fail to show your house at its best. You should be ready to receive buyers at all times. They don’t have to wait for the weekend or an open house. This means you need to have your home tidy and clean. You should never leave dirty dishes in the sink are trash all over the place. Even though it is going to take some effort on your part, it is going to be worth it if you want to sell your home. As explained before, the first impressions are very important, you might only get that chance to impress someone. If you have enough money to afford a cleaning service you should do that. Buyers should see a clean home every time.                                                                           [su_divider divider_color=”#ffffff”]
  4.  Overlooking at a low-ball offer. Some of the sellers can get offended when they get a contract for 15 to 30 percent less than the asking price, while other sellers don’t think it is worth their time. Having this kind of attitude can cause you a sale. You should be able to look at a low-ball offer as an opportunity to negotiate; they are interested in your home, you just have to find the right price. Here you can counter offer and could win a higher price in exchange for a concession, like a closing cost credit or an owner financing.[su_divider divider_color=”#ffffff”]
  5. Getting offended if the home inspection turns up with a problem. You spent a lot of effort and time to make your home perfect, in order to sell your home more quickly.  But a home inspector may be able to find some problems you didn’t even know you had, and this sometimes upsets some sellers. The American Society of Home Inspectors said the top three problems found in a home inspection is poor drainage, undersized wiring, and worn-out roof shingles. Other typical problems can be dangerous home heating systems, poor ventilation or overall bad maintenance.                                                                                                                 If a home inspector does find any of these problems, getting upset will definitely not work. You should ignore your feelings and try to take action by fixing the problems. Selling a home should be as a business transaction in order to make the sale more quickly. The trick is to put your feelings aside and try to fix everything you should.
